MainStreet Coconut Creek: A $1 Billion Downtown is Coming to Our City

Welcome to the biggest transformation in our city's history! If you've been following my latest YouTube video and podcast, you already know about the massive $1 billion MainStreet Coconut Creek development. Spanning 170 acres in the heart of the city, this project is turning the historic 108-year-old Johns Family Farm into a vibrant, pedestrian-friendly downtown. As a local realtor, I can confidently say this is a game-changer for Coconut Creek real estate, bringing a modern city center to our beloved "Butterfly Capital of the World".

After more than two decades of planning, land preparation and early infrastructure work are officially underway in 2026. A joint venture including Rosemurgy Properties, 13th Floor Homes, Schmier Property Group, and Giles Capital Group finalized a $68 million land deal to bring this master-planned district to life. The site spans 12 development blocks, and the first retail spaces are projected to open their doors to the public in late 2027.

For those looking for homes for sale in Coconut Creek, MainStreet will offer an incredible mix of housing options. The development includes approximately 1,650 residential units, thoughtfully divided into 792 apartments, 414 townhomes, 296 condominiums, and 148 villas. National homebuilder Lennar has already secured land for the for-sale properties, preparing to introduce communities like the Topaz, Indigo, and Sapphire Collections. These residences will offer modern South Florida living with resort-style amenities, perfect for a wide variety of buyers.

A true downtown needs world-class retail, and MainStreet is delivering just that. The development will feature roughly 225,000 square feet of commercial space, highlighted by an 80,000-square-foot retail plaza that is expected to be anchored by Whole Foods Market. This new commercial hub will seamlessly connect with the existing Promenade at Coconut Creek and the Seminole Casino. Together, they will transform the area bounded by Wiles Road, Lyons Road, Sample Road, and State Road 7 into a cohesive, entertainment-rich city center.

Beyond the concrete, MainStreet is deeply committed to green space and sustainability. The project will feature over 50 acres of parks, plazas, and open spaces, including a central Village Green with a splash pad, dog park, and performance pavilion. Honoring the agricultural legacy of local pioneers Joe, Eva, and Earl Johns, 14 acres are being dedicated as a restored wetland preserve complete with over six miles of walking and cycling trails. Furthermore, the city is requiring all buildings to meet green certification standards, ensuring the community remains environmentally sensitive.

One of the most exciting aspects of this development is how it revolutionizes walkability in our area. Currently, much of the city is car-dependent, but this new district aims to change that by creating one of the most walkable neighborhoods in Coconut Creek. With pedestrian-oriented streets, solar-lit pathways, and everyday conveniences like groceries and dining just a short stroll away, residents will enjoy a highly sought-after "walk-to-life" lifestyle.

What does this mean for Coconut Creek property values? Historically, adding a highly walkable, amenity-rich town center boosts the desirability of nearby homes. Properties within walking or biking distance of MainStreet are positioned to benefit significantly from this new lifestyle hub.
