About Parkland

Parkland is a small city of roughly 39,000 residents in northwest Broward County, built around parks, green space, and quiet residential streets. The city limits commercial development on purpose, so most of Parkland is neighborhoods, trails, and preserves rather than shopping centers. Families come for the public schools, buyers from out of the area notice the larger lots and gated communities, and long-time residents tend to stay.

Parkland neighborhoods

Parkland is almost entirely residential, and each community has its own feel. Heron Bay and Parkland Golf & Country Club offer guard-gated, amenity-heavy living. CypressHead, Watercrest, and Meadow Run are established gated communities with mature landscaping. Pine Tree Estates and the Ranches sit on larger lots with room to breathe and fewer association rules. Newer construction, including MiraLago, Cascata, and Parkland Bay, brings modern floor plans and resort-style clubhouses. Whether you want a low-maintenance townhome or an estate on a large lot, there is a Parkland community that fits. HOA fees, gate staffing, and lot sizes vary more than the listings suggest, so compare communities, not just houses.

Parks and outdoor living

Parkland's parks are part of daily life. Pine Trails Park is the city's main gathering spot, with sports fields, playgrounds, and the amphitheater that hosts concerts and city events. Wedge Preserve Park, on the city's west side, is the quieter option: a nature preserve with walking trails that already draws people searching for it by name. The Doris Davis Forman Wilderness Preserve adds more shaded trail space, and Barkland gives dogs their own off-leash park. Neighborhood parks like Liberty Park, Terramar Park, and Covered Bridge Park fill in the rest.

Schools and school zones

Public schools in Parkland are part of Broward County Public Schools. The city's public schools are Heron Heights Elementary, Park Trails Elementary, Riverglades Elementary, Westglades Middle School, and Marjory Stoneman Douglas High School. Somerset Parkland Academy offers a charter K-8 option, and Mary Help of Christians is a private K-8 school. Boundaries can change and do not always follow community lines, so confirm the assigned schools for a specific address with the district before you buy.

Buying in Parkland: what buyers ask

Most buyers start with the same three questions. Gated or non-gated? Gated communities carry HOA fees that can include things like security, amenities, and landscaping, but what each fee covers varies by community, so check the HOA documents before you compare. The non-gated neighborhoods trade those fees for larger lots and fewer rules. New construction or established? The newer western communities offer modern builds, while the established neighborhoods closer to University Drive offer mature trees and bigger lots. How is the commute? The Sawgrass Expressway and US 441 are the main routes in and out, and drive times vary with traffic. The right answer depends on how you live, and the trade-offs price out differently street by street.
