Mortgage Rates Hit 7.28% APR: What Buyers in Hallandale Beach, Aventura, Hollywood and North Miami Beach Should Do Now
The 30 year fixed just hit a 7.28% annual percentage rate (APR). That is the highest since late 2023, and the biggest one week jump in four years. A year ago the same Freddie Mac survey read 6.34%. If you are buying in Hallandale Beach, Aventura, Hollywood, or North Miami Beach, here is what that actually means for you.
On a $400,000 loan, the monthly principal and interest is now about $193 more than a year ago. On the condos I sell every week in Hallandale Beach and Aventura, most priced between $200,000 and $350,000, the math is smaller but the direction is the same. Every month you wait, you pay rent instead of building equity, and rents here are not waiting for rates.
Here is what most buyers miss. High rates cleared the field. Showings have stalled, listings are sitting, and sellers in Hollywood and North Miami Beach are cutting prices and negotiating again. You finally have leverage. A year ago you were bidding against ten people. Today you might be the only offer.
The smartest move I am seeing right now is the seller paid buydown. The seller pays to lower your effective rate in the early years of the loan, which can cut your first year payment by hundreds of dollars a month. It comes out of the seller's pocket, not yours. Ask me and I will run the exact math on any price you are looking at.
Then there is the part nobody puts in the headlines. You can refinance a rate. You can never go back and renegotiate the price. Buy the home while competition is thin and sellers are flexible, and refinance when rates come back down.
If you are renting in Hallandale Beach, Aventura, Hollywood, or North Miami Beach and wondering whether buying still makes sense, I will run your numbers for free. What you qualify for, what the payment looks like, which programs fit. No pressure, just the math.
