If you live in Boca Teeca or anywhere in north Boca Raton, you have almost certainly seen the colorful North Park site plan making the rounds on Facebook, the one showing a nine-hole golf course, a driving range, tennis courts, a competition pool, and a splash pad. Here is the thing most people sharing it do not realize: that graphic is the Ocean Breeze Preliminary Master Plan from 2023, and the word "preliminary" is printed right on it. A great deal has changed in the three years since. I have been tracking this project meeting by meeting because it is going to reshape a large chunk of north Boca Raton, and as a Boca Raton real estate agent I would rather my clients make decisions on current information than on a pretty rendering that is three years stale. So here is the September 2026 reality check on North Park Boca Raton, built on the old Boca Teeca Country Club and Ocean Breeze golf course property at 5800 NW 2nd Avenue.

What is actually funded and under construction right now

The Greater Boca Raton Beach & Park District broke ground on the east side of North Park on September 3, 2026, under a construction contract of roughly $19.74 million with Butters Construction. That phase covers about 70 acres and delivers more than five miles of walking and biking trails, a dog park, playgrounds, fitness stations, pavilions, restrooms, and over a thousand new native trees, built to Sustainable SITES standards. Separately, Boca Paddle by CityPickle is going up on the site as a privately funded roughly $20 million racquet complex with 19 pickleball courts and 6 padel courts, a pro shop, saunas and cold plunges, and a Farmer's Table restaurant. It broke ground in June 2025 and is targeting a fall 2026 opening. The kids' Traffic Garden on Jeffery Street has been open since August 2025, and a roughly 42,000 square foot skate park and pump track has design approval and is moving through city review. That is the confirmed list. Everything else is either dead or aspirational.

What is no longer happening at North Park

This is where the old plan misleads people most. The golf elements on that 2023 graphic, including the executive nine-hole course, the driving range, and the practice greens, are not funded and not approved. Golf survives only as a possible future phase concept, largely because the city was gifted an existing 18-hole course on Congress Avenue back in 2020, which is exactly why this property stopped being the future Boca National in the first place. The proposed $59 million private surf park for the northwest quadrant was voted down 3 to 2 in November 2025 after strong Boca Teeca opposition, leaving that section unprogrammed. Negotiations for a Boys & Girls Club on the property were discontinued in August 2026, with commissioners signaling more interest in a field house instead. And when construction bids came back in December 2025 between $29.4 million and $49.1 million against a roughly $22.5 million budget, the District rejected all of them and cut about $9 million of scope before rebidding. So the pool, the splash pad, the field house, the tennis courts, and the community garden on that old rendering are concepts, not commitments.

The Jeffery Street extension nobody is talking about

Here is the piece that gets almost no attention and may matter more to north Boca Raton homeowners than any single park amenity. The City of Boca Raton is moving forward with the Jeffery Street Railroad-Highway Grade Crossing project, budgeted at roughly $20 million, with the city funding about $18 million of it and a $2 million federal award announced in June 2026 through Congressman Jared Moskowitz. The project extends Jeffery Street from NW 2nd Avenue across the Florida East Coast Railway corridor to Federal Highway, closes the NW 28th Street crossing about two miles south, and includes an underpass to connect the north and south portions of the park. Design went to WGI under a $468,635 contract, and construction was anticipated to begin in the fall of 2026. Translation for homeowners: a new east-west connector is coming through this area, it bisects the park, and it will change traffic patterns, access, and drive times between NW 2nd Avenue and Federal Highway. That is a genuine connectivity upgrade for the neighborhood and also a real change to the character of the corridor, and it deserves more discussion than it is getting.

What all of this means if you own or are buying in Boca Teeca

The long-term picture for Boca Teeca condos and surrounding north Boca Raton neighborhoods is genuinely strong. A permanent 200-plus acre public park with five miles of trails, a dog park, and a marquee racquet-sports destination within walking distance is an amenity package that very few attainably priced condo communities in Palm Beach County can offer, and the new Jeffery Street connection improves access to Federal Highway and the beach corridor. That said, I tell every buyer the same thing: in Boca Teeca, the building matters more than the neighborhood. These are largely 1970s-era buildings navigating Florida's post-Surfside condo requirements, and two identical units in two different buildings can be worth very different numbers depending on whether the milestone inspection and Structural Integrity Reserve Study are complete and whether any assessment is funded or fully paid. A building that has finished its work and funded its reserves is a materially stronger asset than the neighborhood averages suggest, and sellers in that position should be marketing that fact loudly alongside the park.
