Top School Zones Cost 35% More: What South Florida Buyers Should Know
The typical US home in a highly rated school zone now costs $580,000. That is 35% more than the $430,000 typical home overall. Those numbers come from Redfin's September 2026 report, which looked at sales from January through June 2026 across 81 metro areas. Highly rated means a GreatSchools ranking of 8 to 10 out of 10.
Here is why this matters if you are buying in Hallandale Beach, Aventura, Hollywood, or North Miami Beach. School quality is one of the strongest long term drivers of home value. A home in a strong school zone does not just cost more on day one. It holds value better in slow markets and appreciates faster in strong ones. You are not only buying for your kids. You are buying resale protection.
A few things the report makes clear. First, the premium varies a lot by metro. In some cities buyers pay almost nothing extra for top schools. In others the premium is enormous. Second, only 13% of listings in top school zones are affordable to a median income household, compared to 27.6% of listings overall. Good school zones are competitive by nature.
What should you do with this? If schools matter to your family, put the school zone on your must have list early, not late. In Aventura, areas near the city's top rated schools consistently draw strong demand. In Hollywood and North Miami Beach, pockets near well regarded schools outperform the city average. And if you do not have school age kids, do not ignore this. The next buyer might.
If you are thinking about buying in South Florida and want to know which school zones give you the best value protection for your budget, I will run it for you free. What you qualify for, which zones fit, what the payment looks like.
